Commercial – Warehouse Roof Water Leaks

Warehouse Roof Water Leaks

Roofing leaks are commonly experienced with any building structure, whether it is a small residential roof, a shopping mall or a large warehouse roof. Detecting a leak is difficult but locating it, when the hole could be the size of a pin, can be a time-consuming task. Alternatively, general wear and tear problems may only be known about after heavy rainfall. Leaking water into a warehouse could not result in damage to the structure, a costly renovation but also damage to produce stored within. Fortunately, LeakDtech Dubai are able to utilise new leak detecting technology to scan your roof and identify any leak or area of concern.

New Roofing Test Leaks

When either form of roof covering is applied to Dubai buildings, they have to be tested for leaks, usually the good old gravity test. Not a wholly satisfactory test, this new infrared scanning equipment can identify leaks faster and easier.

Wear аnd Tear – Heavy Rainfall

With older warehouses, roofs may have been in place for years and wear and tear will not always be visible. Heavy rains can be devastating to weakened roofs. A thermal imaging scan will highlight any concerns.

Gutters аnd Down Pipes аnd Vents

Clogged or damaged gutters, seals and down pipes could be responsible for pumping excess water through into the building roof recess, causing damage. A scan of the gutters and downpipes can identify any blockages.

Commercial – Fish Counters

Fish Counters

In more modern restaurants of our time, live or catch of the day fish counters become a huge potential source of building asset damage if not maintained or monitored correctly. When left unchecked, fish counter leaks can become a pervasive problem that steadily progresses into becoming an insurance claim by the property operator where large volumes of extremely cold water manage to migrate to both adjacent or lower properties causing significant damage both to other assets or to that of adjacent retail outlets. If fish counters are not monitored through annual checkups, massive additional damage can occur.

Fish Counter Broken Floor Tiles

Fish Counter leaks into a concrete slab due to broken tiles is hugely common due to some preparation counters being mobile for cleanliness. This means that with continuous movement of the heavy counter usually breaks the tiles which can be investigated by LeakDtech Dubai.

Fish Counter Drainage Leaks

Fish Counter drainage lines can be cause for concern when left long enough, where the large volumes of water due to washing and ice melt water over many years can lead to broken pipe joints where water then leaks into the slab around the outside of the pipe, leaching into other building areas.

Meat Preparation Water Traps

A classic issue with many wet floors especially within kitchens or food preparation areas are the water trap floor drains that can become mobile within the floor, rocking slightly within the floor resulting in water leakage into the slab around the exterior of the water trap and into the lower floor areas or along the drainage pipe.

Commercial – Fridge Condensation

Fridge Condensation

Commercial fridges or walk in chillers often fall short of high quality as a result of substandard design, materials or installation which can lead to significant secondary damages as a result of leakage or condensation build up. A common problem can be that of the panels being badly sealed along with doors and other fittings where cold air is released which causes condensation to collect on the slab. Secondly, if the unit has not had a foundation heater installed, huge amounts of water condensate can build up because of a chilled lower concrete slab which can also then become frozen and crack. Lastly the chiller unit normally positioned on the fridge roof must always be checked and maintained where bad insulation or broken condensate pipes can lead to a volume of water again leaking down onto the slab. Lastly another item that is frequently overlooked is to have the surrounding air volume conditioned so that external air does not circulate around either the chiller or fridge body so that external condensation sources can be controlled.

Panel or Door Leakage

If sealant is no properly applied during installation, or if door seals are not maintained, large volumes of water can collect at the entrance to the fridge or chiller which can be located through LeakDtech inspection or detection services.

Lack of Foundation Heater

Should a heater not get installed within the original slab or spread slab structures, the possibility of condensation is high with further concrete damage where monitoring sensors can be installed to warn the facility team of leakage.

Chiller Unit Condensate Pipe Leakage

Chiller units are always cause for concern where insulation is not reviewed or the condensate drainage lines are left untested or checked. Often visual inspections are carried out which miss leaks that modern technologies pick up.

Commercial – Drainage & Domestic Pipe Pressure Testing

Drainage & Domestic Pipe Pressure Testing

Both drainage and domestic pipe pressure testing engagements are a key to maintaining system integrity through the correct application of NDT testing and monitoring to prevent poor or damaged lines leaking water. Most drain lines are acceptance tested using a gravity test but this is not always failsafe and does not fully test the integrity of the pipes to design specifications. To ensure that there are no leaks, LeakDtech Dubai can use innovative technology to inspect both drainage and domestic water lines and ensure that they are safe – all pipes up to 10 bar can be tested in this way or even higher.

Quality Assurance For New Drain Lines

All plumbing drainage lines should be pressure tested to design specifications instead of gravity tests to ensure full proof testing to guarantee quality prior to hand over and acceptance.

Identify Domestic Line Leaks

Domestic water pipes operate under 2 to 4 bar under normal circumstances and as such require proper pressure testing so that any minor joint, elbow fitting leakage can be identified.

Snag Existing Pipelines For Signs Of Leakage

After any commercial property has been in operational use, leakage can occur within both drainage or domestic water pipes where pressure testing every 6 or 12 months can prevent serious damage and rectification costs.

Commercial – TP Relief Valves Leakage of Water Heater

TP Relief Valves Leakage of Water Heater

A regular type of leak within a water heater or boiler is where water from a higher pressure building source causes the recurrent TP valve to leak. The TP valve is responsible for keeping the pressure and temperature within the tank at the appropriate levels. A water heater, if faulty, could actually explode and blast through a building like a rocket. The TP valves can become weak due to age or leak due to wear and tear, but there is also the surrounding pipework to be maintained. If you are concerned that your water heater is leaking, arrange for a leak detection scan by LeakDtech Dubai to ensure peace of mind or locate the problem fast.

Heater Flexi Water Pipes

It is important to ensure that the pipes supplying the water heater are in good working condition. If you suspect a leak or see visible water escape arrange for an inspection by LeakDtech Dubai using the latest technology to locate the problem.

TP Relief Valve

It could be difficult to ascertain whether a problem in the water heater is due to the TP relief valve or a damaged heater coil so if you need confirmation arrange for an inspection by LeakDtech Dubai to ensure that your heater won’t explode.

Heater Water Valves and Mains Supply

With heaters being replaced, heater water valves and mainline integrity can be over looked where leakage is concerned. Depending on your location in the world, the water supply may be high or low level supplied, but if the valves are not checked these can leak due to corrosion.

Commercial – Valve Leaks

Valve Leaks

Water valves are in all areas of a water works system, whether in bathroom taps and toilets, in kitchens, water heating systems, air conditioning units, water features, swimming pools and jacuzzis – anything that involves the control of water. If a valve leaks, this is usually on a small scale, but if the leak is hidden, over time the amount of damage that could be caused and the resultant expense, could be huge. However, there isn’t enough time in the day to go and check every valve on a regular basis. Fortunately, LeakDtech Dubai can assist by carrying out a thorough scan of your system, utilising new innovative technology and can swiftly identify if you have a leak.

Internal Pipework

Whilst mold or damp can be indicative of an internal pipe leak, evidence may not be visible. If you suspect a leak, arrange for a specialist thermal imaging scan of your pipelines which will swiftly locate any leak due to faulty valves.

Underground Pipes and Tanks

Sodden ground or cracked concrete can be a warning that water is leaking underground. By having the grounds scanned with a ground penetrating radar, the presence of any excess or leaking will water will be located.

Elevated and External Pipelines

Many pipelines run through roofing recesses as well as externally, maybe at a height where they are difficult to inspect. A thermal imaging and infrared scan from ground level will pick up any leak that is too high to identify.
