    Roofing leaks are commonly experienced with any building structure, whether it is a small residential roof, a shopping mall or a large warehouse roof. Detecting a leak is difficult but locating it, when the hole could be the size of a pin, can be a time-consuming task. Alternatively, general wear and tear problems may only be known about after heavy rainfall. Leaking water into a warehouse could not result in damage to the structure, a costly renovation but also damage to produce stored within.     New Roofing Test Leaks

    When either form of roof covering is applied to Dubai buildings, they have to be tested for leaks, usually the good old gravity test. Not a wholly satisfactory test, this new infrared scanning equipment can identify leaks faster and easier.

    Wear аnd Tear – Heavy Rainfall

    With older warehouses, roofs may have been in place for years and wear and tear will not always be visible. Heavy rains can be devastating to weakened roofs. A thermal imaging scan will highlight any concerns.

    Gutters аnd Down Pipes аnd Vents

    Clogged or damaged gutters, seals and down pipes could be responsible for pumping excess water through into the building roof recess, causing damage. A scan of the gutters and downpipes can identify any blockages.

When left unchecked, fish counter leaks can become a pervasive problem that steadily progresses into becoming an insurance claim by the property operator where large volumes of extremely cold water manage to migrate to both adjacent or lower properties causing significant damage both to other assets or to that of adjacent retail outlets. If fish counters are not monitored through annual checkups, massive additional damage can occur.

    Fish Counter Broken Floor Tiles

    Fish Counter leaks into a concrete slab due to broken tiles is hugely common due to some preparation counters being mobile for cleanliness. This means that with continuous movement of the heavy counter usually breaks the tiles which can be investigated by LeakDtech Dubai.

    Fish Counter Drainage Leaks

    Fish Counter drainage lines can be cause for concern when left long enough, where the large volumes of water due to washing and ice melt water over many years can lead to broken pipe joints where water then leaks into the slab around the outside of the pipe, leaching into other building areas.

    Meat Preparation Water Traps

    A classic issue with many wet floors especially within kitchens or food preparation areas are the water trap floor drains that can become mobile within the floor, rocking slightly within the floor resulting in water leakage into the slab around the exterior of the water trap and into the lower floor areas or along the drainage pipe.

    Commercial – Fridge Condensation

    Fridge Condensation

    Commercial fridges or walk in chillers often fall short of high quality as a result of substandard design, materials or installation which can lead to significant secondary damages as a result of leakage or condensation build up. A common problem can be that of the panels being badly sealed along with doors and other fittings where cold air is released which causes condensation to collect on the slab. Secondly, if the unit has not had a foundation heater installed, huge amounts of water condensate can build up because of a chilled lower concrete slab which can also then become frozen and crack. Lastly the chiller unit normally positioned on the fridge roof must always be checked and maintained where bad insulation or broken condensate pipes can lead to a volume of water again leaking down onto the slab. Lastly another item that is frequently overlooked is to have the surrounding air volume conditioned so that external air does not circulate around either the chiller or fridge body so that external condensation sources can be controlled.

    Panel or Door Leakage

    If sealant is no properly applied during installation, or if door seals are not maintained, large volumes of water can collect at the entrance to the fridge or chiller which can be located through LeakDtech inspection or detection services.

    Lack of Foundation Heater

    Should a heater not get installed within the original slab or spread slab structures, the possibility of condensation is high with further concrete damage where monitoring sensors can be installed to warn the facility team of leakage.

    Chiller Unit Condensate Pipe Leakage

    Chiller units are always cause for concern where insulation is not reviewed or the condensate drainage lines are left untested or checked. Often visual inspections are carried out which miss leaks that modern technologies pick up.
